When to Use a Section

Residential Estimator has two methods for adding garages and basements:

Separate Sections

Complete Components

You can also define a separate Tagalong Section for a Manufactured House.

Separate Sections

This method allows you to define the exact construction of the garage or basement by defining a separate section as follows:

Sections Screen:  Use to add a garage or basement section.

Components Screen:  Use to specify the following construction characteristics of the garage or basement:

Garages without Living Area Above:  Exterior Walls, Roof and Garage Items (garage finish, cabinetry, asphalt floor).

Garages with Living Area Above:  Exterior Walls, Roof, Floor Cover, Appliances, Miscellaneous (plumbing, foundation, plaster finish and fireplaces) and Garage Items.

Basements:  Basement Walls, Basement Finish, Basement Garage, Outside Entrance and Radon Alarm.

This is a more accurate method than the complete component method because you describe the garage or basement exactly as it is built.  This method also allows you to set a different quality and/or depreciation for the garage or basement than for the main residence.

Complete Components

With this method, you add the garage or basement directly on the Components screen by selecting one of the following pre-defined components:

Garage/Carport System:  Attached Garage, Detached Garage or Built-In Garage.

Basement System:  Total Basement Area

Since these components are pre-defined, they do not necessarily reflect the construction characteristics of the home's garage or basement.  

Example:  The walls of an average quality predefined attached garage are stucco, and the roof is composition shingle.  If the garage has brick walls and/or tile roof, you should use the separate section method to more accurately describe the garage.

Tagalong Sections

There are two methods of adding a tagalong section for a manufactured house:

Separate Section:  With this method, you add a separate tagalong section on the Sections screen, then enter components on the Components screen for the following systems:  

Use this method if the tagalong is different from the main part of the home in terms of its quality or construction characteristics for the systems listed above.  With this method, you enter one set of components for the main part of the home and another set for the tagalong.

Part of Building:  With this method, you select the tagalong style and enter its length and width on the Building Data screen.  This includes the area of the tagalong in the total floor area of the home.  Use this method when the tagalong has the same walls and roof, and is the same quality, as the rest of the home.  With this method, you only enter one set of components that apply to both the main part of the home and the tagalong.
